Spring Maintenance Walk-around

The spring maintenance walk-around was completed on the morning of Monday, May 3rd by Michael and Gene from AMG.

We will be discussing the full list of general building maintenance items to be completed at the next board meeting on May 21st, but in the meantime, residents are alerted to the fact that the AMG crew will be performing the following tasks on sunny days between now and the end of May:

– Inspect all top floor boards on wooden decks that we couldn’t see from the ground: A, B, C, D, E, F
– Inspect all upper deck dividers between units and cap boards for wear and integrity (can’t see from ground): A, B, C, D, E, F
– Inspect all elastomeric decks and seal any cracks around the edges to prevent water intrusion as needed: G, H, L, M, N
– Inspect chimneys, roofs, and use leaf blower to remove any needles/leaves/build-up from gutter guards while up there: A, B, C, D, E, F, G, H, I, J, K, L, M, N

We have also reported the following items to Rain Gutter Pros for warranty maintenance:
– G125 – downspout on the front next to the garage needs securing, the lower piece is falling off
– K140 – on the back side of the unit, the downspout that feeds the upper roof gutter to the lower one has disconnected
– L143 – The gutter downspout next to the garage has pulled away from the wall and needs to be secured.

If you know of any other gutter issues or general maintenance issues we need to address this summer, please let us know so we can ensure they are on the list.
We will combine resident reports, the walkaround observations, and the results of AMG crew’s inspections this month into a prioritized list of what needs to be accomplished this year.
