Board of Directors Meeting
March 20, 2023

The Marymoor Trails Board of Directors met Monday March 20, 2023 at 6:00PM via Zoom. Attending: Michael Niksa, President; Josh Gibson, Treasurer; Van Chesnutt, Landscape; Linda O’Hara, Secretary; and Tim Hollingshead, Morris Management.

Homeowners Forum
Two homeowners called in to listen to the discussion. No issues. Chris Cho from Bldg. D, offered to help the Board with maintenance issues identification and tracking. This is very welcome — Michael will connect with Chris.

Treasurer’s Report
As of February 28, 2023, the Marymoor Trails Operating Account (checking) is $4,238.57. The Reserve Account (savings) is $345,706.96. This does not reflect any special assessment money, due March 15, 2023, which is held in a separate account.

Maintenance Report
Work has been on hold through the wet winter months. With the arrival of spring, we will do a walk-around with Gene the Handyman to identify items to be completed. Chris Cho volunteered to get briefed and help with the walk around with Gene. Michael appreciates this and will connect with Chris.

Bldg. B Foundation
Amazingly, we are still waiting for permits from the City of Redmond. We cannot proceed until the weather is dry and permits are in hand. Our consulting Project Manager, Jehan Bharucha of Improcon, told Tim it will be at least another 5 weeks before we have the permits.
City of Redmond is concerned about the impact of this work on the trees in the greenbelt below Bldgs. A-F above West Lake Sammamish Parkway. They don’t want us to hurt any of the trees while we are digging. To address this concern, Tim and Jehan are moving forward with an arborist to work around the B. Bldg. Waiting for the arborist and the permits.

Bldg. J Fire Repair
We finally have permits in hand from the City of Redmond for repair and reconstruction work on Bldg. J. This has been an outstanding issue for over a year. Now the construction company is possibly starting work by early next week. Electrical work will be done first, then a trench will be laid to pipe in water for the in-unit sprinkler system, a new requirement from the City of Redmond for this repair. Ryan from Morris Management will notify the neighbors.
As part of this work one fire panel had to be replaced. Initially, City of Redmond said all three fire panels, on Bldgs. I, J, and K had to be replaced – in the end only one needed to be replaced. This project is now fully complete.
A related electrical issue is now complete; it was required by the insurance company. Has been turned over to the insurance company.

Painting and Siding
Painting buildings and repairing siding is one of our more pressing issues. Siding on south-facing walls likely needs to be painted or replaced. It is important to keep siding intact; the schedule for Casa Bonita fills up early in the season. Michael and Chris will meet, Michael will show Chris how it is done.

Landscape
Most recently we had many trees trimmed, after several weather-related delays. Major work was completed around February 1 on the large pine trees over the rockery near Bldgs. B and C. Davey Tree did an excellent job, working for several days with a cherry picker and climbing high in trees to remove dead limbs and debris. The trees look fantastic.
Van will connect with the arborist at Davey Tree to discuss fertilization.
Tim has authorized Premiere Landscaping to clean catchments near Bldgs. G and H which are filling with muck. These will be cleared to improve drainage.

Rentals
We have a rental cap which limits the number of rental units at Marymoor Trails. This preserves the value and appeal of our property and ensures that we stay in the top tier of properties as evaluated by banks. High numbers of rental units in a development are seen as depreciating value by banks. This keeps the value of Marymoor Trails high and helps our homeowners when they seek a home equity loan or sell their property.
Tim reviewed the status of current rentals, two of which are being sold. Tim will contact owners who have had their names on a waiting list, some for several years, to let them know that an opportunity to rent their unit has become available. The Board discussed fines for illegal rentals. If a homeowner on the waiting list does not wish to rent their unit at this time, they can be put back on the waiting list to have another opportunity at a future date. One owner asked to be added back to the list.

Next Meeting
Our next meeting is the Annual Meeting of Homeowners on Monday May 8, 2023, at 6:00PM via Zoom. Detailed information, agenda, Zoom link, and proxy information will be sent to each homeowner by Morris Management. Watch for this in your mailbox. The Annual Meeting is a good opportunity for homeowners to get updates on repairs, maintenance and finances. We encourage everyone to attend.
