Board of Directors Meeting
November 15, 2021

The Marymoor Trails Board of Directors meeting convened on Monday, November 15, 2021, at 6:00PM via Zoom.  Attending: Michael Niksa, President; Josh Gibson, Treasurer; Linda O’Hara, Secretary; and Tim Hollingshead, Managing Director, Morris Management. Van Chesnutt, Landscape, was unexpectedly unable to attend.

Homeowners’ Forum

Owner from Bldg. M introduced themselves, sat in on the meeting. No specific concerns.

Treasurer’s Report

Currently we are completely fine. Tim reports net cash balance in Operating Account (checking) is $9,448.25 and Replacement Fund (savings) balance is $397,349.14.  Josh notes that our water expenditures have gone way up. We do not know if this is a higher rate being charged by the City, or the result of having to water more during very hot weather.

Buildings Report

  • Gene the Handyman has finished all Trex work for the season.
  • Michael has called Bear Creek Landscaping several times for the snow removal contract. We would like to renew it again for this year at no cost unless it is used.
  • Tim heard from the property manager of a rental unit in Bldg. B. One of their sliding glass doors is not square, will not close all the way and will not lock. Is it an old door, or is this related to issues at B-108? Tim is having Gene look at it first, to see if it is an easy fix. Tim also notified Jehan, who recommended checking with a level which would indicate if it is a foundation issue.  We cannot do anything until the permits are complete. 
  • The speed limit sign at the entrance was hit by a large truck and broke the 4”x 4” post. Tim spoke with Gene and it was repaired the day after the meeting. 
  • Michael and Van have been unable to engage Ziply Fiber in providing association-wide Wi-Fi for controlling all sprinklers remotely. Tim notes that many associations want to do this, and they all run into the same blockages. Josh and Michael think a T-Mobile hotspot will be the way to go. 

Landscape Report

  • Sprinklers have been winterized.
  • Residents: Please remember to cover outdoor faucets. Freezing temperatures will break pipes, causing water damage. If this happens, it is owner expense.
  • Landscapers did an excellent job removing leaves. They spent a full day onsite blowing leaves from the driveways, planters, sidewalks and gutters, then shredded and removed all the leaves.
  • Our Adopt-a-Drain on Old Redmond Road south of the entrance received was thoroughly cleaned by the landscapers — it’s been kept clear since. This will prevent flooding of our driveway when water bypasses the drain.

Management Report

Nothing to report. After the meeting the City was contacted regarding our permits and we learned that  the Multifamily Moisture Statement just needs to be signed, saying that we will comply with Washington state code in the reroofing. Once this is received, the City of Redmond will issue our permit in 24 hours.  

Next Meeting

  • This is our last meeting in 2021. Due to the holidays, no meeting in December.
  • Next regular Board meeting: Monday, January 10, 2022 @ 6:00PM PST. 
  • Annual Meeting of Homeowners: Monday, February 7, 2022 @ 6:00PM PST. 
    As the date approaches, we will see if it is safe to hold an in-person meeting at Morris Management conference room, or if this must be via Zoom. This will be announced well in advance.
