January 11, 2021

The Marymoor Trails Board of Directors meetings convened on Monday, January 11, 2021 via Skype.  Attending:  Michael Niksa, President; Josh Gibson, Treasurer; Van Chesnutt, Landscape; Jerimiah Willhite, Special Projects; Linda O’Hara, Secretary; and Tim Hollingshead, Morris Management.

Homeowner’s Forum

No homeowners elected to call in, so we proceeded to regular business.

Treasurer’s Report

Josh reports that the Association finished the year with an Operating Account balance of $36,248.34 and Reserve Account balance of $333,842.91.  Our delinquencies are 0%.

Buildings – Maintenance Update

Maintenance has basically been proceeding slower than usual due to the pandemic. 

  • We continue to have roof issues in Bldgs. F and M.  We are talking with professionals about what to do. Consulting Project Manager Jehan Bharucha and Consulting Engineer Jim Riley have been swamped. We are still awaiting a full description of what kind of repairs we are looking at, and a range of repair options and prices.
  • Bldg. L reports condensation dripping from the exhaust HVAC port on the roof.  Tim will have Handyman Gene look at it and seal it up if possible – but if it is not on the roof, and is on the inside, it will be owner’s responsibility.
  • Bldg. L reports peeling paint on hand railing – Handyman Gene has been advised.
  • Tim has asked Handyman Gene to address heavy moss on walkways of Bldgs. A-B-C due to concerns about danger of slipping.  We will inspect other walks as well.
  • Tim contacted Dryer Vent Solutions to get a bid on clearing out all dryer vents in all buildings, and has not heard back from them.
  • Chimney inspection and cleaning is on hold until spring. Chimney cleaning, if inspection deems it necessary, requires interior access to units. We would prefer to schedule that, for pandemic concerns, when people can open windows for adequate ventilation and/or take a walk outside easily while cleaning occurs.


Special Projects

Jerimiah will work on an aerial map showing shutoff valves for water and gas.  A resident asked for a map of the shutoff valves for the whole property.  Jerimiah has a top-down map and will add gas meters, water shutoff.  Will be sent out to all residents.

Landscape

Major landscaping projects are on hold during the winter season.  There are areas around Bldg. L where leaves have accumulated that need to be removed.  Premiere will clean on their next visit.

NOTE TO RESIDENTS

During this time of pandemic, more residents have been forgetting to bring their trash, composting, and recycle bins inside.  It’s easy to forget they’re out there!  Please remember all bins need to be brought back in away from the curb after the trash has been picked up. 

Annual Meeting of Marymoor Trails Homeowners

Our next meeting is the Annual Meeting of Homeowners on Monday, February 22, 2021 at 6:30PM via Zoom. 

Ordinarily we meet in person at Morris Management.  This year due to coronavirus we will meet via Zoom. Tim will send a link to everyone. We will post a notice at the mailboxes and send email notification to all residents.  Tim will send it by mail as well, so everyone is legally notified in plenty of time.

All current board members have given notice that they are willing to continue their volunteer responsibilities for another year.  The board serves two-year terms and the specific seats up for confirmation will be detailed in the annual meeting notice.
