August 22, 2022

The Marymoor Trails Board of Directors convened at 6pm on Monday, August 22, 2022 via Zoom. Attending: Michael Niksa, President; Josh Gibson, Treasurer; Van Chesnutt, Landscape; Linda O’Hara, Secretary; and Tim Hollingshead, Morris Management. Also attending was Jehan Bharucha, Project Manager from Improcon.

Fire Alarm Testing — All Units

Annual in-unit testing of the Marymoor Trails fire alarms is required by law. Please plan to be home or have a neighbor give access to your unit for alarm testing, or you will be responsible $270/hour for technicians to return to test your unit.

Tyco will need access to units in the following buildings and will conduct the inspection during the estimated time frame for each building below. Once the testing in your unit has been completed, access to your unit is no longer required.  Thank you for your help getting this done smoothly.

Miscellaneous clean-up work

Homeowners’ Forum

During the month we heard from several homeowners:

  • Owner in Bldg. A brought to our attention curbs needing moss removal and repair of crumbling curb sections. This has been noted near several buildings.
  • Owners in Bldg. I brought to our attention substantial moss growing on roof. Board reports moss removal is done in the fall, and may not have been done recently due to war in Ukraine and non-availability of Gene and his work crew.
  • Homeowner asked to call in and listen to the meeting tonight.
  • Homeowner from Bldg. C reports numerous very tall weeds along the front walkway are not being cleared and pulled out by weekly landscaping service. Weeds are knee-high. Van will walk over and take a look at it.

Treasurer’s Report

Josh reports the Marymoor Trails Operating Account (checking) is $23,440.52 and Reserve Account (savings) is $360,343.28.

Buildings Update

  • Sidewalk and curb has been repaired to address chronic flooding on the front walkway of Unit K-142. Tim authorized the work and it looks beautiful.
  • Fire Damage — We are still waiting for permits from City of Redmond to address fire damage in UnitJ-135. After the initial permit was issued, City of Redmond said in-unit fire alarm system has to be redone, too. They are requiring something else that they could have told us months ago.
  • Roofing — Replacement for failing roof on Unit E-120. We have the money and permits in hand. Waiting for Certa, the roofing contractor, to come in with all the products that will be used for the roof. Advance payment is $15,000 and remaining payment will be $16,000. Start date is Monday, September 5. We expect three weeks to complete. We are having a pre-construction meeting on August 24, with Certa, Jehan and the roofer. Plan to reuse the vents on the roof. If we do not reuse them, we have to apply to another permit. The grand plan is if you ever have to replace vents, do it as part of a global re-roofing project.
  • Moisture – Unit M-147 skylight issue reports no moisture. Homeowner will have dry waller take care of skylight patching.
  • Bldg. B Foundation – Jehan received revised drawings with rough cost estimates a few minutes before the meeting this evening. Rough cost estimates given earlier were pretty much in the ballpark of what to expect. Will be refining estimates and drawings. Submitting revised drawings with permit. HOA needs to advise Jehan if and when money will be on hand to take care of the work.

    Once we know how much it will cost and have firm bids, we can determine a special assessment cost. However, that money will not be in hand immediately. We have to give at least 60-90 days’ notice and have special meetings.

    Whether we like it or not, by October 31, the City of Redmond will not let us do any earth work. There is absolutely no way we can come up with the money before October. We would have to start immediately, which is impossible. This means that we will most likely perform this work next April or May. Gives us enough time to get money.

    How feasible is it that we can get permits for work to start in April or May? Jehan has seen it take 18 months. Conceivable that we could not be permitted to start. Inflation has to be taken into account. Quotes for construction contractors are only good for 90 days. One way to save money is to buy the materials now, hold them onsite or at the contractor’s site. Jehan says this could save us $40,000-$50,000 on materials inflation cost.
  • Bldg. I Electrical – This is to address intermittent power outages in Unit I-131.  Work is scheduled to start August 24. Prime Electric will do the bulk of the work, and their contractor is doing the excavation. Bodine will do the repaving and address small repaving in other areas of Marymoor Trails while they are onsite.

    Right now don’t know where and how much will be dug up. Investigations will start at the meter and work back. The plan is to do the investigation and the repair simultaneously. Get in and out as seamlessly as possible. No estimates on cost, as we don’t know how extensive the damage is.


Prime Electric says no permits are needed and they are dealing with PSE. They will be watching the whole project go down, and if anything is violated in permits, the onus is on Prime Electric – we are relying on them. Probably no City involvement, as it is all within the private area.


Minor Maintenance

  • Michael reports that Handyman Gene and his son have been onsite with their crew, and things are getting fixed. Gene and his crew are working the list of items to be repaired, and invoices are coming through.
  • Homeowner asks that when Gene does siding replacement on the units, that he please look at the main floor patio deck. The siding has started to rot. Gene took pictures. Michael agrees, notes that fascia board rots all the time, and these will be replaced. Gene will text Michael. We rely on these onsite reports.
  • Pressure Washing –Unit in Bldg. H needs pressure washing; Gene will do it but has not gotten around to it yet.

Landscape Update

  • Michael adjusted the sprinkler for the front planter at the entrance to be 3x per week, rather than 2x, as it gets hours of hot afternoon sun and is showing stress. This was easy to do with the new Wi-Fi phone app to target zones. Residents should email Tim Hollingshead at Morris Management if things are too wet or too dry – we can fine tune this.
  • Van notes we have a tree onsite that needs some trimming.
