Board of Directors Meeting
January 22, 2024

The first board meeting of 2024 was called to order by Tim Hollingshead at 6:00PM on January 22, 2024. Attending: Michael Niksa, President; Josh Gibson, Treasurer; Van Chesnutt, Landscape; Chris Cho, Buildings; Linda O’Hara, Secretary; and Tim Hollingshead, Morris Management.

Treasurer’s Report

Josh reports that our Operating account (“checking”) balance is $28,467 and our Reserve account (“savings”) balance is $464,031.  Special Assessment funds account balance is $372,682.

Buildings and Maintenance Update

  • Michael reports this is the slow season, nothing major to report for buildings or maintenance.  
  • Morris Management reports work on the burned unit J-135 is finally on track, after many delays from City of Redmond and contractors.
  • Van provided an update on the sewer work on the grassy area behind Bldgs. L-M.  Two weeks ago workers came out and did the work on the sewer between the buildings, and the pipe was full of mud. They left a mess behind, including old pieces of removed pipe. Van will call Jehan tomorrow and have this addressed.

Fire Alarm Systems Update

  • Duane Nakano, a volunteer resident from Bldg. I, is working with Michael Niksa to assess the fire alarm panels on all buildings, and determine appropriate cost-effective next steps for the association.
  • Duane researched fire protection services online and contacted FPISeattle.com.  They have a pretty impressive website, talked to very competent UL certified Technician Jerry Sluman. Duane gave him a rundown of the buildings, combos of control boxes. Told him we would be interested in having his company come out and be our new contractor. They do installation, servicing, annual safety check, etc.
  • This Friday Jerry Sluman will meet here with Michael and Duane for a walk around. Duane was impressed that FPI did not ask up front about who we have currently; Duane only mentioned that we are currently displeased with the service that we are receiving.
  • Duane is working with Tim Hollingshead to obtain the most recent annual fire alarm report. Will contain a lot of technical detail, types and count of boxes, heat detectors, how many are sprinklered. 
  • It is possible that above unit D-114 the rectangular 8” high flashing that goes around the fireplace chimney assembly is leaning sideways. Are the legs rotting out? Duane will look closely with binoculars and report to Michael.

Landscape Update

Van got a notice from Davey Tree, and it is time for our annual touchup and fertilization of trees. Van will call them tomorrow, only $540, and this is where they come out and take care of the trees, and Van sees what needs to be done. Will call tomorrow.
