BOARD OF DIRECTORS MEETING
FEBRUARY 26, 2024

The Marymoor Trails Board of Directors meeting was called to order at 6:06 PM. Attending: Michael Niksa, President; Van Chesnutt, Landscape; Chris Cho, Buildings; Linda O’Hara, Secretary; and Tim Hollingshead, Morris Management. Josh Gibson, Treasurer, was unexpectedly unable to attend.

Homeowners Forum

No homeowners brought any items, so we proceeded to regular business.

Treasurer’s Report

Our financial balances are as follows:  Operating account (checking) is $33,863, Reserve Account (savings) is $485,521, and on hand Special Assessment funds are $310,801.

Maintenance Report

  • No special buildings report from Michael, as we are not in the maintenance season yet. Things will get moving in Spring.
  • Tim provided an update from Jehan on foundation work on Bldg. B.  Piling work, including extra piling on the south side of the building and drain re-routing, is 100% complete. This is a major component. We are now awaiting delivery of compost and mulch on disturbed areas.
  • Fire repair work in Bldg. J-135 — If everything goes exactly the way it should, work will be complete March 31, 2024. This is our closest estimate, if everything goes smoothly and all parties,Morris Management, Johnson Controls, Armada, are aware of the status.  The property’s fire insurance starts around May 1-5, and we will need to start running renewal quotes about 30 days before, in early April. If everything is complete when we get new quotes, our insurance rates could decrease substantially. It is very close timing; Tim will advise us.

Landscaping Report

Van reports that Davey Tree will come out and have a walk-around looking at trees in the month of March.

Next Meeting

Our next meeting is the Annual Meeting of Homeowners, on Monday March 4, 2024, at 6:00PM via Zoom. All homeowners are invited and encouraged to attend. The Annual Meeting includes updates on finances, buildings, major projects across the association.
