Board of Directors Meeting
April 15, 2024

The Marymoor Trails Board of Directors meeting convened Monday April 15, 2024 at 6:01pm via Zoom. Attending: Michael Niksa, President; Van Chesnutt, Landscape; Linda O’Hara, Secretary; and Tim Hollingshead, Morris Management. Josh Gibson-Treasurer and Chris Cho-Buildings were unable to attend.

Homeowners’ Forum

Homeowners at Marymoor Trails are asked to please have a parking sticker for all vehicles parked on premises. If you are a new resident, or have a new vehicle, please contact Tim Hollingshead at Morris Management for a sticker. We implemented MMT parking stickers to address non-residents living in their vehicles in our parking lot in the past.

One Homeowner, Duane Nakano from Bldg. I, called in to listen to the discussion.  No other resident/owner issues were brought to the meeting.

Treasurer’s Report

Tim reported that Marymoor Trails IRS tax returns for 2023 are turned in. Account balances as of March 31, 2024, were as follows: Operating Account (“checking”) is $13,385.45.  Replacement Account (“savings”) is $528,547.74 and Special Assessment funds on hand are $268,388.51.

We received the quote from our insurance company for coverage May 1, 2024–2025. It has gone up approximately 9% from last year and is roughly $244,000. We had budgeted $150,000 for insurance, planning that the fire repair work on Bldg. J would be complete and the fire claim could be closed. It is not, and the only company that will insure us, Lloyds of London, has raised our premium from this year’s $225,000.  Tim and the Board reviewed our cash flow and after careful consideration concluded that we will be able to cover the payments –- for this year. Insurance costs across the country are going up steeply as insurers face hefty payouts. Ours would have gone up, regardless of the fire claim, and this only adds to it. We will work with our insurance company to get our annual quote to be in hand before we plan our 2025 budget, so we know what we need to plan for.

Buildings Update

We are gearing up for the warm weather maintenance and repair season. Michael Niksa will meet with Handyman Gene for a complete walk-around of the premises. Items will be added to the punch list and Gene will go to work with his crew. They do excellent work at very reasonable cost. We know downspouts need repair on some buildings.

Tim Hollingshead reviewed a report from Project Manager Jehan Bharucha on deck posts and beams. Jehan did a quick look at all of the decks, following a heads up from a unit owner reporting a broken bracket. Tim showed photos from Jehan’s inspection of Bldgs. L and F. Jehan spot checked a few other decks, whereupon he found missing fasteners and rusted out hardware. Jehan was most concerned about one deck support beam that is sagging due to a broken bracket. Jehan brought it to our attention out of a sense of due diligence. Michael thinks this is something Gene can fix and it is within our budget for this year.

An owner reports that hose bib repair is needed behind Bldg. K.  Michael looked at this and cannot figure out what that hose bib is connected to. Will require a professional plumber. Neither Michael nor Tim recognize anything about this, it is nothing like anything the association has done. It is possible that it is a modification  done by a previous owner; if so, repair will be at owner expense. This appears to be a makeshift hose bib plugged into a standing sprinkler riser. Michael tried to trigger the sprinklers to get water to come out, guessing someone made a modification capping off the sprinkler to get water to come out. Tim and Michael’s conclusion is it looks like an illegal modification of a sprinkler line. Tim will reach out to the owners.

Landscape Update

During the last three weeks, Davey Tree came out and inspected the property. They inspected all the trees and fertilized, as confirmed by Van today. As the weather warms up, more landscaping work will be done.
